1. Pre-foreclosure- Starts when the property owner misses payments ("delinquent"), resulting in not meeting the financial obligation of paying the mortgage and the lender initializes foreclosure proceedings with a "notice of default."
   
2. Auction- (also known as "step sale" or "trustee's sale") The stage where the property is put up for auction by lender. The proceeds will go to repay the lender. (If there is any left over money, the homeowner can be repaid as well.)
   
3. Post-foreclosure- Property status when it has not sold at auction and is then repossessed. Upon repossession, it becomes REO (Real Estate Owned) by a government agency or a lender.

 For those of you who are not familiar with the area, the two counties border each other. Broward County is directly north of Miami Dade County. Both counties border on the Atlantic Ocean to the east, resulting in many miles of oceanfront and beachfront properties and many opportunities for enjoying the mild winter weather in this area. Also, for those out of towners, South Beach, at times referred to as, "SoBe," is located within the city of Miami Beach.
